Wawasee Plaza Community Rules and Guidelines.

Applies To: All Residential and Commercial Tenants of Wawasee Plaza, Syracuse, Indiana
Purpose: These community rules are designed to promote a clean, safe, and respectful environment for everyone who lives or works at Wawasee Plaza. By residing in or leasing space here, all tenants agree to follow these guidelines along with the terms of their lease.

Purpose: These community rules are designed to promote a clean, safe, and respectful environment for everyone who lives or works at Wawasee Plaza. By residing in or leasing space here, all tenants agree to follow these guidelines along with the terms of their lease.
1. General Conduct
- Tenants, employees, and guests must treat all neighbors, staff, and visitors with courtesy and respect.
- Harassment, excessive noise, disruptive conduct, or illegal activities will not be tolerated.
- Please help maintain a positive, professional atmosphere throughout the building.
2. Quiet Hours
- Quiet hours are 10:00 PM to 7:00 AM, seven days a week.
- During these hours, please limit music, conversations, and equipment use that could disturb others.
- Commercial tenants working after hours must keep doors closed and noise to a minimum.
3. Cleanliness & Maintenance
- Keep hallways, entrances, and shared areas free from clutter, debris, and personal items.
- Trash must be properly bagged and disposed of in designated dumpster on the South East corner of the building.
- Report maintenance issues promptly to management to prevent damage or safety hazards.
- Do not modify, block, or tamper with lighting, fire alarms, or HVAC systems.
4. Parking
- Parking is reserved for tenants and guests in designated spaces only.
- Do not block driveways, fire lanes, or loading zones.
- Do not park on the street. This parking is to be left open for customers of Wawasee Plaza’s commercial tenants.
- Unauthorized, inoperable, or unlicensed vehicles may be towed at the owner’s expense.
- Large trucks, trailers, or RVs are not permitted overnight without prior written approval.
5. Safety & Security
- Keep building doors closed and do not allow unknown persons to enter.
- Lock all doors and windows when your unit or office is unattended.
- Security cameras are installed for your safety—tampering is strictly prohibited.
- Immediately report suspicious activity to management or local authorities.

6. Snow Removal & Weather Policy
- Wawasee Plaza provides snow removal in parking lots and walkways during winter months.
- Please move your vehicle to a cleared section during plowing so the entire lot can be serviced.
- Do not pile snow behind vehicles or block pathways.
- During ice or snow events, use caution—walkways and steps may be slippery even after treatment.
- In the event of severe weather or emergency closures, updates will be communicated by email or posted notices.
7. Pets
- Pets are not allowed unless they are a service animal and have been approved.
8. Smoking, Vaping & Substances
- Wawasee Plaza is a smoke-free and vape-free property.
- Smoking is prohibited inside all units, offices, and common areas, as well as within 20 feet of entrances. We suggest all smoking take place on the back step of Door 4 on the South Side of the building.
- The use or possession of illegal substances is strictly prohibited.
9. Business Operations (Commercial Tenants)
- All businesses must comply with town zoning, licensing, and signage regulations.
- Changes to business hours, signage, or occupancy must be approved by management.
- Deliveries should be made during normal business hours whenever possible.
- Maintain a clean and professional storefront or office area at all times.
10. Move-In & Move-Out Procedures
- Move-ins and move-outs must be scheduled during regular business hours.
- Use main entrances or designated loading areas—please do not block fire exits or hallways.
- Protect floors and walls when moving furniture or equipment.
- All keys, access cards, and remotes must be returned upon move-out.
- Units must be left in clean condition; any damage or excessive cleaning may result in charges.
- Please notify management at least 30 days before your intended move-out date.
11. Alterations & Decorations
- Permanent alterations (painting, flooring, wall fixtures, etc.) require prior written approval.
- Temporary decorations are permitted as long as they do not damage walls, ceilings, or fixtures.
- Exterior décor, window signage, or lighting additions require management consent.
12. Energy Efficiency & Electrical Use
- All thermostats in the building are centrally controlled for balanced heating and cooling.
- Please do not adjust thermostats or block air vents.
- Tenants are asked to unplug unused devices, small appliances, or chargers when not in use.
- Personal space heaters, large refrigerators, or high-draw equipment require prior approval.
- Help conserve energy by turning off lights and electronics when leaving your space.
13. Guest Policy
- Residential tenants may host short-term guests for up to 14 days within a six-month period.
- Guests must obey all community rules. The hosting tenant is responsible for the actions and behavior of their guests at all times.
- Extended visits or additional occupants require prior management approval.
14. Deliveries & Mail
- Packages should include your unit or suite number for proper delivery.
- Management is not responsible for lost, delayed, or stolen mail, packages, or deliveries from any carrier.
- Large commercial deliveries should be coordinated with the management office in advance.
15. Emergencies
- For emergencies involving fire, medical, or police response, call 911 immediately.
- For after-hours maintenance emergencies such as flooding or loss of heat, call 800-801-0075.
- Fire exits must remain unobstructed at all times.
16. Community Spirit
- Wawasee Plaza values being part of the Syracuse and Lake Wawasee community.
- We encourage residents and businesses to participate in local events and support neighboring tenants.
- Treat the property as your own—keep it clean, safe, and welcoming for everyone.
17. Enforcement
- Violation of these rules may result in written warnings, fines, or lease termination as outlined in your lease agreement.
- Management reserves the right to amend these rules with notice to tenants when necessary for safety, maintenance, or community well-being.
