About Wawasee Plaza

1. What is Wawasee Plaza?

Wawasee Plaza is a locally owned mixed-use property in downtown Syracuse, Indiana, offering both residential apartments and commercial spaces for offices, shops, and small businesses. 

2. Where is Wawasee Plaza located?

We’re located in the heart of Syracuse, Indiana — just minutes from Lake Wawasee, restaurants, and local businesses. You can see the municipal pier on Lake Syracuse from our sidewalk. We are in uptown Syracuse at 101 E Main St Syracuse, Indiana 46567 also known as the previous KeyBank location or the State Bank of Syracuse.

3. How long has Wawasee Plaza been part of the Syracuse community?

The property has served the Syracuse area for many years as a local hub for living and business. Wawasee Plaza changed the name of the property in 2005.

4. Who owns and manages the property?

Wawasee Plaza is locally managed by a team that takes pride in maintaining a clean, comfortable, and safe environment for tenants and guests. Wawasee Plaza LLC an Indiana incorporated business owns and manages the property.

5. What types of spaces are offered — residential, commercial, or both?

Both! The plaza includes apartments for long-term residents and commercial units for businesses, shops, or offices.

6. What makes Wawasee Plaza unique in Syracuse, Indiana?

It’s one of the few properties that offers both downtown living and business space under one roof — with modern conveniences, ample parking, and a prime location near the lake. There is both street parking and multiple city parking lots.

7. Are the apartments and offices recently updated?

Yes. Many units have been remodeled with new flooring, fixtures, and energy-efficient lighting. When a tenant leaves we always paint the space and replace items such as carpet or flooring based on the usage of the area. 

8. Does the building have historic significance?

While not classified as historic, Wawasee Plaza is a recognizable landmark in downtown Syracuse with deep community ties.  It is not the oldest building in Syracuse but one of the oldest commercial buildings still standing.

9. What hours is management available?

Management is typically available Monday through Friday 9AM – 5PM on non Holidays.

10. Is parking available for tenants and visitors?

Yes. The plaza provides on-site parking for tenants and convenient spots for customer visits. Street parking and public parking lots are available.  Residential tenants can use the private parking lot owned by Wawasee Plaza on the East side of the building.

11. Is there an elevator or accessibility accommodations?

Ground-floor units are easily accessible, and accessibility upgrades have been incorporated where possible.  There is an elevator but it is no longer functional.  Apartments are only accessible via stairs.

12. Does Wawasee Plaza offer short-term or flexible leases?

Most leases are annual, but shorter terms can occasionally be arranged depending on availability and need.

13. Are utilities and Wi-Fi included?

High-speed internet is included for most tenants. Electric and Water are both included in the rent.

14. How can I schedule a property tour?

You can contact management through our website or by phone to schedule a tour.

15. Is Wawasee Plaza pet-friendly?

No unless it is a service animal that has been pre-approved.

16. Are there security cameras or nighttime lighting?

Yes. The property is well-lit and equipped with exterior security cameras for tenant peace of mind.  Security camera feeds are not accessible and only used for management and police if requested.

17. Is there an on-site laundry area?

Yes, laundry facilities are available for resident use.

18. How close is the property to Lake Wawasee?

Only a short drive or walk away — perfect for tenants who love the lake lifestyle. Lake Wawasee is approximately 1.5 miles away.  Syracuse Lake is less than 1000 feet away.

19. Are there restaurants or retail shops inside the building?

Yes, several local businesses operate within Wawasee Plaza. There is no restaurants in the building but many next door.

Residential Apartments

1. What types of apartments are available?

We offer one-bedroom studio apartments designed for comfort and convenience.  These are not for families but mostly single or couple use.

2. Are apartments furnished or unfurnished?

Most units are unfurnished, but semi-furnished options may be available upon request. Some units come with Murphy Beds that can be used if the tenant wishes.

3. What amenities come with the units?

Apartments include high-speed internet, air conditioning, modern kitchens, and on-site parking.

4. Do apartments include kitchens or kitchenettes?

Yes, each apartment includes a full kitchen with a refrigerator, stove, and storage cabinets.

5. How much is rent per month on average?

Rental rates vary by size and lease term. Pricing is available by week. Rates can be viewed online.

6. What utilities are tenants responsible for?

None,  Everything is included including trash.

7. Is high-speed internet included?

Yes — internet access is included in all leases.

8. Are the apartments smoke-free?

Yes. All apartments are smoke-free to ensure a healthy environment for all residents.

9. What lease lengths are available?

Standard lease terms are 12 months.

10. Is there a deposit required to move in?

Yes. A small deposit fee is required at lease signing.

11. How do I apply for an apartment?

You can apply online. There is never a cost to apply.  No credit check is required.

12. Can I tour an available unit before applying?

Absolutely. Tours can be scheduled at your convenience.

13. How quickly do apartments become available after someone moves out?

Units are typically ready within a few days after inspection and cleaning. There is usually a wait for apartments.  Please check often for availability.

14. Are there move-in specials or referral bonuses?

No not usually.

15. Can residents decorate or personalize their apartments?

Yes, within reason. Small updates like curtains and décor are welcome; major changes require written approval via email property@williamjamesmorris.com

16. Are pets allowed, and is there a pet deposit?

No. Service animals only by pre-approval to moving in.

17. Are maintenance requests handled locally or by a third party?

All maintenance is handled locally by our on-site management team. All maintenance requests MUST be done by emailing maintenance@williamjamesmorris.com

18. What happens if something breaks after hours?

We provide emergency maintenance contact information for urgent issues.  Please put a maintenance email ticket in.  If it is emergency please dial 911.

19. Are guests allowed to stay overnight?

Yes, but long-term guests must be approved by management.

20. Is renters’ insurance required?

Because our insurance does not cover your personal items.  If there is some sort of fire you would lose those items and Wawasee Plaza LLC is not liable.  Standard renters insurance is required.

Commercial, Retail & Office Spaces

1. What sizes of office or retail spaces are available?

Wawasee Plaza offers a range of spaces suitable for small offices, shops, or service providers. Each unit is different.  Please click on the Apartments page and look at each unit.

2. Can businesses rent short-term?

Short-term leases may be available depending on occupancy and business type. Usually only one year leases are available.

3. What is the typical square footage of a commercial unit?

Units generally range between 400 and 1,500 square feet.  The entire building is 23,000 sqft

4. What types of businesses are already tenants?

Our tenants include retail shops, service providers, and professional offices.

5. Are utilities included in commercial leases?

Water and trash is included, electricity is also included.

6. Does Wawasee Plaza provide internet for commercial tenants?

Yes. High-speed internet is included in your lease.

7. Can I customize my office or retail space?

Yes. Interior modifications can be approved by management before work begins.  These changes must be approved in writing.

8. Are there restrictions on business types?

Most legal businesses are welcome. Some restrictions apply to heavy manufacturing or noise-generating operations.

9. What signage options are available?

Each tenant may display approved signage consistent with town and property standards. Wawasee Plaza has available signage outside and can be added anytime with approval.

10. Is parking available for customers and staff?

Yes. Ample parking is provided for employees and customers. We suggest all tenants park in the public lots and NEVER on the street.

11. Can I sublease my space?

Subleasing is possible with prior written approval only.

12. What are the business hours for the property?

Each tenant sets their own hours, though quiet hours apply overnight.

13. Is insurance required for commercial tenants?

Yes. Businesses must carry liability and property coverage.

14. Does management promote local tenants online?

Yes, we love highlighting our tenants through our website and social media.

15. Are there any restrictions on deliveries or large equipment?

Deliveries should occur during normal hours and comply with property safety guidelines. Remember there is no elevator

Leasing, Payments & Applications

1. How do I apply for an apartment or office at Wawasee Plaza?

You can complete a short online application through our website. We’ll review your information and contact you quickly with next steps. Please make sure to view your text messages for confirmation messages.

2. Is there an application fee?

No.

3. What are the qualification requirements?

Applicants must meet standard income and credit criteria. Residential tenants typically need income at least three times the monthly rent; commercial tenants may be asked for business references or financials.

4. Is a security deposit required?

Yes. All leases require a deposit fee.

5. What is the typical lease length?

Most residential leases are 12 months. Commercial leases range from one to three years depending on the unit and business type.

6. Are shorter leases available?

Sometimes. We occasionally offer month-to-month or six-month terms when availability allows.

7. How do I pay rent?

Payments can be made online, by mail, or in person. You can pay on our website with a fee.  If you pay via our PayPal link on the tenant portal page there is a fee to process the payment, but the payment is immediate.

8. When is rent due?

Rent is due on the first day of each month. A brief grace period may apply before a late fee is assessed. This grace period is less than 5 days.

9. What forms of payment are accepted?

We accept online ACH, check, cash, or money order. Credit-card payments will include a small processing fee.

10. Are late fees charged if rent is overdue?

Yes, according to lease terms. We encourage tenants to contact management early if they anticipate a delay.

11. Can I set up autopay?

No.  However you can setup autopay with your bank if they allow it. We do NOT encourage you to use your banks online bill pay as they can take 2-3 weeks to send us payment.

12. What happens if my check bounces?

Returned payments incur a processing fee; repeated issues may require certified funds and you will be on a no check acceptance policy.

13. Can I break my lease early?

Early termination may be approved under certain conditions with an early-termination fee. Talk with management about your situation.

14. How do I renew my lease?

We’ll contact you before your lease ends to discuss renewal options, updated terms, and any rent adjustments. If you do nothing the lease will auto renew with a small rent increase.

15. Will my rent increase when I renew?

Any changes are reviewed annually and based on market rates, property improvements, or utility costs.

16. What if I want to transfer to another unit?

Transfers are possible depending on availability. Transfer fees may apply.

17. Do you offer electronic receipts or statements?

Yes. All payments are documented and emailed for your records. You can also ask for online access to your account and view any statement or payment period you wish. Email property@williamjamesmorris.com to ask for this option.

Building Services & Policies

1. How do I request maintenance?

You can submit a maintenance ticket online or call our office. Urgent issues like leaks or heating failures receive same-day service. Send an email to maintenance@williamjamesmorris.com

2. Is emergency maintenance available after hours?

Yes. Our emergency line is monitored 24 hours a day for major issues. Always put in a email regardless if you called us or not.

3. What is the smoking policy?

Wawasee Plaza is a smoke-free property, helping keep the air fresh and the building clean.

4. Are pets allowed?

No.

5. How is trash handled?

Dumpsters are located on-site for tenant use. Please bag waste securely and follow recycling guidelines. Never let Food in your apartment or sit in common trash bins as they are only emptied weekly.

6. Do you offer recycling?

Yes. Recycling bins are provided for paper, cardboard, and plastic containers.

7. How secure is the building?

The plaza features bright exterior lighting and security cameras covering entrances and parking areas. We offer RFID automatic door locking 24x7.

8. Are the halls and parking lots maintained year-round?

Absolutely. Snow removal, landscaping, and regular cleaning are included.

9. Can I install signage or decorations?

Interior décor is fine, but outdoor signage requires approval to meet property and town standards.

10. What should I do if another tenant is noisy or disruptive?

Contact management right away. We handle all concerns discreetly and professionally.

11. Are candles or space heaters allowed?

For safety reasons, open flames and unapproved heaters are not permitted.

12. Is there a lost-and-found area?

Yes. Items left in common spaces are held in the laundry area for residential tenants.

13. Does the property have surveillance cameras?

Yes. Cameras monitor exterior doors, parking areas, and common hallways for safety.

14. How can I reach maintenance directly?

15. Are there quiet hours?

Yes. Quiet hours are generally from 10 PM – 7 AM to ensure peaceful living and working conditions.

16. Are there community rules posted anywhere?

A digital copy of the building guidelines is included with every lease and available upon request also on our website.
